4. THOROUGHLY DO YOUR DUE DILIGENCE ON EACH DESIRED NOTE.

-DUE DILIGENCE SHOULD ALWAYS INCLUDE AT LEAST THE FOLLOWING:

a.THOROUGH TITLE SEARCH TO EXPOSE ANY LIENS ON THE PROPERTY.

b.CONTACT THE COUNTY FOR OUTSTANDING PROPERTY TAXES DUE.

c.CONTACT A LOCAL REALTOR TO GIVE YOU AN IDEA OF WHAT THE PROPERTY CAN BE SOLD FOR IN IT'S CURRENT CONDITION

d.GET SOMEONE TO DRIVE BY THE PROPERTY AND TAKE SOME PICTURES OF THE PROPERTY. THIS CAN BE DONE BY ORDERING A FULL BPO

5. MAKE AN OFFER ON YOUR DESIRED NOTES.

6. IF OFFER ACCEPTED, FILL OUT PURCHASE AND SALES AGREEMENT.

7. SEND PAYMENT VIA WIRE.

8. RECEIVE ASSIGNMENTS AND COLLATERAL PACKAGE.

9. RECORD ASSIGNMENTS WITH RESPECTIVE COUNTIES.

10. SERVICE NOTES AND WORK AN EXIT STRATEGY USING ANY OF THE FOLLOWING:

a. HAVE THE OWNER REFINANCE

b. SHORT SALE THE PROPERTY

c. WORK WITH THE HOMEOWNER TOWARDS A LOAN MODIFICATION, GET THE NOTE TO RE-PERFORM AND SELL THE NOTE.

d. IF ALL ELSE FAILS EXECUTE RIGHTS AS A LIEN HOLDER.

11. GO TO 3 - RINSE AND REPEAT.
